During this project in 2018 we executed a comprehensive reform (everything new from the ground) and unified two 187m2 apartments to one 374m2 apartment occupying the whole first floor of the building. Finished officially 2020.  Originally planned and designed in order to be a hostel with several rooms and mini apartments (the project is still possible) we are currently rent it out in a mix of short, middle and long term rooms and mini apartments. The apartment has in total 16 rooms and 9 bathrooms divided into 6 mini apartments of approx. 40m2 including 2 rooms, kitchenette, bathroom each. 3 one bedrooms approx. 20m2 with kitchenette and bathroom. Then you have an inside patio/terrace shared by all rooms and apartments of approx. 25m2 including a sitting area and washing area. As well as a main kitchen and living room area shared by all apartments. Every mini apartment and room has its own lock and access. The complex has two main entrances on each side with hallways to the apartments each side being connected through the patio/terrace. In the project we already included the possibility to close the main living room and add it to the Room A1 (See distribution in pictures) and so convert it into a mini apartment as well. For that reason we installed a flexible wall there.  Profit on sale price approx.: Long term: 4,5%net, 7,5% gross Middle term (Months): 7%net Short term (days and weeks): 9%net, 13%gross (Net income calculated on my own rental costs, Repairing costs, Management costs and Tax rates) At the moment I am renting out 3 mini apartments and one room on Airbnb and the rest long term with yearly renovations.

Every room has wifi and a Smart TV. Some have a own washing machine. Kitchenette has usually a mini fridge, microwave, water heater…..
