Beachfront Land for Boutique Hotel or Villa

This unique land is located on the southern part of Mexican Caribbean coast called Costa Maya. It is famous for its natural beauty, turquoise waters and second longest barrier reef in the world.

The land is large 2.6 acres with 85 meters/280 feet right on the beautiful ocean front. There is a small airport distant 3 miles from the land.

The coast is divided by the government development plan into sections, where each of them defines what and how much can be built in there. The Pulticub area in which the land is located is intended for eco tourism, similar to those in Tulum beachfront.

The land is designated for eco tourism and density on this specific land is for villa construction of total 600 m2. Developers mostly build buildings with a flat roof top, with a swimming pool and a barbeque seating area. The total building thus has 600m2. At the same time, the roof serves as a collection area for rainwater, which accumulates in a reservoir under the building. This is then used as utility water. It is also recommended to build a well. Groundwater can be found at a depth of 5 meters at any place. There is no electricity in this area and everyone uses solar panels and a generator. The entire system costs $35,000. Internet and TV are via satellite and gas is used for cooking.

The development plan also allows for the construction of a pier for a boat or a catamaran on the property.

The nearest town is Mahahual. Mahahual is a nice little town with a promenade, restaurants, hotels and shops with a pleasant atmosphere and culture.

Interesting facts about the area:

All the beach plots have been already sold in past years. There are several new houses and new eco resorts in the area. ROI in the area in incredible because the area is famous to rich and famouse people. They normally fly to the small airport close by and  are taken by car to the resorts. Costa Maya has 130 km but there are only 2 higher grounds to accommodate large new towns. The other parts of the coast has mangrove forest and lakes behind the strip of beach front land. Mahahual is already under development and next new town Pulticub is going to be the last tourist town on the coast. This is the area where the small airport and Mayan Sun Paradise  land is located. There is a big opportunity  to invest just before the growth. Price for the beach front land here is 20x cheaper than it is on Riviera Maya.

Rental in the area is incredible. Villa rental in the area cost average 3800 dollars per day. Eco resorts charge 380 dollars per person per day!!! It is better to have small eco hotel here than large concrete hotel in town where the rooms are cheap. ROI is more than 100%, villa once opened would get first year rental of 4,350.000  dollars (brutto before the taxes and other expenses)!!!  We have not seen other places with such a fast return on investment. Calculated on fact that the land is for sale for 650.000 dollars and luxury villa can be build for 600.000 dollars. Total investment 1.250.000 dollars. Average villa rental in the area is 22 days and average price for day rental is 3800 dollars.

The land is registered to our Mexican Ltd. called Mayan Sun Paradise, of which we are 100% shareholders. The new owner has the choice of buying a Mexican corporation who owns the land or having a new company established and the land title transferred to it.
