Investment in Hotel development project – Minimum 15% partnership share 

ACCOR and KARISMA hotel groups already have exclusive franchise projects in Serbia (specifically Accor
is interested in our project while Karisma group just started working with the Hotel “Bor by Karisma” in
Zlatibor), WYNDHAM is inquiring etc…Zlatibor is fast developing premium hotel market

Zlatibor is a famous mountain in Southeast Europe. The number of tourists in 2022 exceeded the
record year 2019 by over 30%, and 2023 number of overnight stays by tourists exceeded 2022 by
70%! The number of guests from Turkey, India and China is considerable, they discover it, while the
number of Russians, Germans, Dutch, British and others from the EU is constantly increasing. There are
only 3 to 4 hotels of a similar class and a chronic shortage of that type of Premium class hotels similar to
alpine warm and cosy stylish Chalets. The tourist place is known for its year-round season (because it is also
main congress/team building destination outside the vacation/holidays), and hotel occupancy is over 90%
every year before the start of the vacation/holiday seasons.

• Great & unique investment opportunity…investment payback period (ROI) 5 to 6 years (“Hotel Projections” file in attach. – conservative figures, for example hotel Bor by Karisma, even though they are in a slightly worse location than us, started renting with a price of 200 euros/night for rooms with an area of about 30m2)

Development in accordance with the new EXPO 2027 project:

• Phase A: highway at 45 km from the tourist spot or total 2 hours from Belgrade capital (works are nearing completion by Oct 2024).
• Phase B: until 2027 highway will be at 7 km or total less than 1.5 hours from main airport Nikola Tesla and new Belgrade EXPO 2027 facility, 1hour 45min from city of Niš, 2 hours from Novi Sad city or just over 45 minutes from famous Jahorina ski Olympic resort and Sarajevo in Bosnia. When the highway to the Montenegrin coast is completed in 2027, it will take only 140 minutes to reach the sea!
• World size competition Golf course 18 holes (approved funds in the budget, completion this & next year)
• Airport for business aviation 3km from hotel (it will attract the strongest clientele…the shortest route to Golf course, earthworks in progress)
• 25 sport fields for preparations (2 finished, other under construction, first phase completion this&next year…which makes Zlatibor a complete competitor to Antalya in Turkey or Slovenia in the preparation of major sports teams)

• International airport on 20-25 min from Zlatibor already in function (currently only for business aviation, terminal building is completed so it is expected that the runway will be ready to receive Boeing 767 and Airbus 321neo class aircraft in near future, and Wien, Frankfurt, Paris, Moscow or London will be on 1,5 to 2 hours, or Beijing and NewYork on 9 hours)

CLIMATE SPA: Zlatibor mountain air Spa was opened by the Serbian Kings and last year it celebrated 130 years of tourism, in an ideal location in Southeast Europe, where the Mediterranean sea air mass (rich in iodine) and the continental air mass mix, giving a specific climate throughout the year, with a high concentration of ions and ozone in the air.

That mix in addition to helping with metabolism and treating thyroid diseases especially helps in cleaning the body of all kinds of radioactive substances and it is considered a mountain where it regenerate immune and blood system after 3 weeks. Also a place with crystal clear air without any pollen allergens. Famous for its healthy and drinkable water, almost 10% of the country’s 300 healing and mineral springs are located on the Zlatibor mountain. We will do a deep well approx. 100m under our land which will provide enriched, potable and healthy water for use in the Spa area of the hotel…
