Charbonier (10 km north Capilla del Monte), Valle de Punilla, Cordoba, Argentina
$1,150,000 / ₿50.071
LOCATION: at the northern end of Punilla Valley in the county of Córdoba, right in the centre of Argentina, altitude 700 m above sea-level. Amongst pure nature and silence, properties nearby have about same size and are poorly inhabitated. Interesting and upcoming area for investors. The valley is one of the preferred locations for argentinian tourism, increasingly being visited by international tourism, too, looking for different vacations avoiding mass-tourism. Very well known the small towns of Capilla del Monte (just 14 kms distance, good infrastructure for daily life, banks, schools, doctors, small hospital) and San Marcos Sierras, La Falda, Cosquin (biggest folk-festival of Southamerica once a year), La Cumbre, Villa Carlos Paz. Alternative therapies, adventure tourism, golf, bathing in Cordoba´s pintoresque rivers… and once a year, the international Rallye Argentina that passes directly in front of the property (aprox. 1 km). 120 km north the capital of the province, an old colonial town with the oldest university of the whole country, shopping-centers and generally a very good infrastructure. Also there the international airport “Pajas Blancas” with good connections to Europe and rest of America. IBERIA now is flying directly to Cordoba from Madrid and Barcelona, connecting with all Spanish and European airports.
CLIMATE: In the centre of Argentina there are 4 seasons with hot summers being periodically refreshed by short, but intense rainfalls and thunderstorms. In the Sierras you´ll find pleasantly fresh nights being used by inhabitants and tourists for intense “night-life” consisting in fiestas with locally well-known artists, much street-theatre for free and the “asados” – grilled argentinian meat – and argentinian wines and beer of excellent quality at very reasonable prices. The winters are dry and mostly sunny with nice temperatures, cold nights sometimes freezing, being enjoyed with a cup of tea (local “Mate”) or a drink in front of the fireplace.
Yearly average of sunny das are approximately 320 per year! The local micro-climate was used as a healing climate for lung-diseases, this actually was the origin of tourism in the Sierras nearly a century ago. This special climate is responsible for the local flora with autoctonous hardwood and Caranday palm-trees, a specially pintoresque mixture which is very characteristic for this property
Ever since 2008 to the present, there have been built the following buildings and facilities:
